MacKenzie Development LLC of Lutherville and Kinsley Construction of York, Pa., announced that they have begun construction of the sixth office building in Schilling Place, a 500,000-square-foot corporate campus in Hunt Valley.
The latest project is a 55,000-square-foot, two-story, class A office building, which is scheduled for completion next fall.
"We feel the building will fill a niche for small business owners living in northern Baltimore County who would prefer to work close to home, but have been unable to find class A office space in the 2,000- to 5,000-square-foot range," said Dan Hudak of MacKenzie Commercial Real Estate Services who is leasing the project with Julio Purcell.
Schilling Place is near Hunt Valley Towne Center and is fully leased. Major tenants include Black and Decker, Horich, Parks & Lebow Advertising, Bill Me Later and Travelers Indemnity Co.
Shipping firm relocates
to East Baltimore site
Agility Project Logistics of Houston is relocating its location operations from Halethorpe to Chesapeake Commerce Center, where it has leased 58,800 square feet, according to the East Baltimore projects developer, Duke Realty Corp.
"We are pleased to be able to be able to provide a solution to Agility Project Logistics' real estate needs in the Chesapeake Commerce Center. Agility's lease, as well as other recent interest and activity in Chesapeake Commerce Center, confirms the strength and viability of this location," said John Macsherry, Duke's vice president for leasing and development.
Agility's space at 5901 Holabird Ave. will be used for project freight forwarding, export packing and warehousing services. The move means full occupancy for the new 117,000-square-foot building on the site of the old General Motors assembly plant, where Duke already has signed up Johns Hopkins Home Care Group.
Duke is quickly filling up sites at the center, which is adjacent to Interstate 95 and 895 and a half-mile from the Seagirt Marine and Dundalk terminals. Berry Plastics Corp., a leading manufacturer and marketer of plastic packaging products, leased more than 183,000 square feet at 5003 Holabird Ave., and Merchants Terminal Corp. also purchased a 13-acre parcel in Chesapeake Commerce Center to construct a cold storage distribution center.
"The Chesapeake Commerce Center is fast becoming one of the most sought-after international commercial real estate sites in this area," said James J. White, executive director of the Maryland Port Administration, which oversees the six public marine terminals of the Port of Baltimore. "Having such a unique location right near one of our nation's largest ports, the Port of Baltimore, as well as being so close to major interstates, is the perfect combination for international distribution. It is an ideal setting where the world can access the fourth-largest consumer group in the nation."
When completed, the Chesapeake Commerce Center will consist of office, warehouse and distribution center buildings offering 2.8 million square feet. To date, about 460,000 square feet has been constructed and delivered.
Frederick's first LEED
building begins construction
Heritage Properties of Towson said it broke ground on the Ballenger Center, which will be Frederick's first commercial property certified under the Leadership in Energy and Environmental Design program run by the U.S. Green Building Council.
The 120,000-square-foot Class A project is next to Interstate 70. Heritage is promoting the building as suitable for tenants working contracts connected to nearby Fort Detrick.
Condo retail space in Bethesda sells for $12.1M
Kashyap LLC, a private real estate investment firm, bought the ground-floor retail space under the Lionsgate Apartments in Bethesda for $12.1 million, according to CoStar, the Bethesda real estate information service.
Duball LLC, which manages and owns the condominiums, will continue to manage leasing of the 13,523 square feet of space with StreetSense.
Provident Bank relocating
within Gaithersburg
Provident Bank will be relocating its regional headquarters, currently at 22 Firstfield Road in Gaithersburg, to Monument Corporate Center I in the second quarter of 2009, according to Transwestern's Mid-Atlantic office, which represented the landlord.
Provident signed a 10-year, 17,917-square-foot lease at the site, which is the first of three planned buildings.
The center is a joint project between Monument Realty and Transwestern Investment Company. The partners plan a 750,000-square-foot office campus, which is in the heart of the I-270 Technology Corridor.
