A Frederick property management company is under investigation by the Maryland Real Estate Commission. The commission has received at least 10 consumer complaints about West Patrick Property Solutions on West Patrick Street, said Katherine Connelly, executive director of the Real Estate Commission.
“If there are 10 [complaints] there are probably more,” Connelly said.
West Patrick Property Solutions’ website lists Sue Willison as the “principal.” She did not answer an email request for comment, and the business’ voicemail was not operating.
Connelly would not be specific about the nature of the complaints but said that they had to do with a “breach of duties as property managers.” But according to a press release, West Patrick Property Solutions is responsible for locating tenants, preparing leases, collecting security deposits, collecting rent, paying utilities and general property upkeep.
“Property managers are not required to be licensed in the state of Maryland, but must do what they are contractually obligated to do,” Connelly said.
The complaints began in April 2011.
Complaints must be filed within three years if they have a problem, but the Real Estate Commission wants to handle the complaints as quickly as possible and is asking anyone with problems with West Patrick Property Solutions in the past 12 months to contact the Maryland Real Estate Commission’s John West at 410-230-6206.
